1. How is the rent paid?
The rent is payable and collected quarterly in advance by way of post dated cheques. At the time of signing the lease you need to provide cheques covering the whole year.

2. What does the inventory cover?
A detailed list of the inventory can be forwarded for your inspection in relation to each property, however a standard property inventory pack will comprise the following: |

3. Does the rent cover energy and utility charges?
Gas, water and electricity are provided at each property, however these charges are not included within the rent specified.

4. Is the house insured?
The building is fully insured under policies which we maintain together with the inventory which we provide. Your own personal possessions are not covered under our insurance, and we suggest you make separate and alternative arrangements. These can often be found inexpensively within your parents household contents policy. |

5. What is the position with council tax?
As full-time students, Bristol City Council gives 100% exemption from council tax to those people providing evidence of their status. We will assist you in making the necessary claim and ask only that you supply us with a photocopy of your student registration/library card at the time of signing the lease. |
Top 6. Will the locks be changed?
The main house lock will be changed upon the commencement of each new tenancy, and a key will be provided to each tenant by post. |
Top 7. Does the property have fire-alarms and gas certificates
Where provided by law, each property is covered by a certified and approved integrated smoke and fire alarm system. These systems are tested annually and a certificate of compliance is available at each property.
In addition, each property, where gas is provided, is inspected annually by an authorised tester who provides a gas approval test certificate, a copy of which is available at each property. |

8. What period does the lease cover?
Every property is made available with a full 12 month lease commencing 1st July and expiring on the following 30th June.
This provides security of fixed tenure to all tenants. |

9. How are rental guarantees provided?
Before the lease is signed, each tenant is required to provide a guarantee signed by their parent, confirming that in the event of the tenant failing to make the necessary rental payments, they will make good the deficiency.

Top 11. Is the lease obligation individual or collective?
The property lease is a joint and several contract between ourselves and all of the tenants. The obligations in the lease apply to all tenants and cannot be separated or divided. If one tenant defaults on any of the obligations it becomes the responsibility of all tenants.
The lease should not be entered into lightly, and legal advice can be sought from either your own individual family solicitors or the accommodation office of the Universities who are familiar with our leases. |
